The South Orange County Market, consisting of San Juan Capistrano, Dana Point, Capistrano Beach, and San Clemente, remains one of Orange County’s most stable markets. Home of thriving boutique firms and “the world’s best climate,” demand for office space in South County is high.
Developers have not been active, outside of a few medical office buildings. The Coastal Commission might be partly to blame here, especially on sites west of the 5 Freeway. Unlike coastal markets to the north, like Newport Beach and Long Beach, most of the office space here is slightly older and smaller with few tenants here occupying more that 25,000 square feet. That doesn’t mean however, that rents are not high and vacancies are low and steady over the past few years.

The San Juan Capistrano/San Clemente/Dana Point/Capistrano Beach Submarket (San Juan Capistrano) rests on firm footing. A premier location along the coast and reachable via the I-5 and State Route 74, the submarket is not only a relatively smooth commute for residents of Orange County but also for those of San Diego and Riverside counties. Add in two Metrolink stations, and employers here are readily accessible.
The tenant profile in San Juan Capistrano is diverse, though more often geared toward local firms including a hodgepodge of law firms, insurance and financial companies, and healthcare providers. Although a few tech and pharmaceutical companies have set up a presence in the submarket, more often they choose neighboring South County submarkets where they can gain a significantly larger footprint, such as in Aliso Viejo. In fact, only three buildings in the submarket are larger than 75,000 SF, one reason that only a couple tenants occupy more than 25,000 SF.
Overall, fundamentals are sound in San Juan Capistrano. The local demographic is well educated with high household incomes; a number of pockets pull in average annual salaries north of $125,000. And lack of new development also helps keep vacancies relatively in check. Sublet space is typically negligible, and available space generally sits on the market for less time than the metro average. Even with recent move-outs, strong leasing has allowed vacancies to remain relatively steady.
